Home Inspection Services in Northwest Ohio and Northeast Indiana
RH Inspections, LLC provides thorough home inspections, mold testing, thermal imaging, and FAA-licensed drone inspection services throughout Northwest Ohio and Northeast Indiana. Every inspection is performed by an Ohio- and Indiana-licensed Certified Professional Inspector.
Comprehensive Home Inspections
Whether you are buying, selling, or maintaining a home, RH Inspections evaluates the property’s visible and readily accessible systems and components. This includes the roof, exterior, foundation, structure, basement or crawlspace, attic, insulation, ventilation, plumbing, electrical system, heating, cooling, windows, doors, and interior areas. You’ll receive detailed, easy-to-understand findings from an Ohio- and Indiana-licensed Certified Professional Inspector.
Mold Testing and Assessment
RH Inspections provides professional mold testing for homeowners and buyers concerned about visible growth, musty odors, past water damage, elevated moisture, or indoor air quality. Testing may include air and surface sampling based on the property’s conditions. As an IAC2-certified inspector, Ross provides clear, objective findings to help you understand the results and determine appropriate next steps.
Thermal Imaging
Thermal imaging helps identify temperature differences that may indicate missing insulation, moisture intrusion, electrical hot spots, air leakage, or heating and cooling concerns. Ross uses thermal imaging together with visual observations and other inspection tools to investigate areas that may require closer evaluation. Thermal imaging does not see through walls or independently confirm hidden defects, but it can reveal patterns that may otherwise go unnoticed.
FAA-Licensed Drone Inspection Services
As an FAA Part 107-certified drone pilot, Ross provides aerial inspection and documentation services for areas that are difficult, unsafe, or impractical to evaluate from the ground. Drone inspections can provide valuable views of roofs, chimneys, exterior components, outbuildings, land, and other difficult-access areas while creating clear photographs for the inspection report.
Additional Inspection Services
11-Month Builder Warranty Inspections
Schedule an inspection before your builder’s warranty period expires. RH Inspections will evaluate the home’s visible and accessible systems and components, document observed defects and safety concerns, and provide a detailed report you can use when communicating with your builder.
Home Maintenance Inspections
A home maintenance inspection helps homeowners identify developing defects, safety concerns, and maintenance priorities before they become larger problems. It is a practical way to better understand your home’s current condition and plan future repairs and improvements.
Pre-Listing Inspections
A pre-listing inspection helps sellers identify potential concerns before placing a home on the market. Addressing or disclosing issues in advance can reduce surprises during the buyer’s inspection and help the transaction proceed more smoothly.
Why Choose RH Inspections?
