Thermal Imaging for Home Inspections in Northwest Ohio and Northeast Indiana

RH Inspections uses thermal imaging as a supplemental, non-invasive tool during home inspections. An infrared camera displays surface-temperature differences that may help identify areas requiring closer evaluation.

Thermal imaging may reveal patterns associated with missing insulation, air leakage, moisture intrusion, overheating electrical components, or HVAC concerns. It cannot see through walls or independently confirm the cause of a temperature difference, so findings are evaluated alongside visible conditions and other inspection methods.

What Thermal Imaging May Help Identify

When conditions are suitable, infrared imaging may help an inspector recognize temperature patterns associated with:

  • Missing, displaced, or uneven insulation

  • Air leakage around windows, doors, ceilings, and exterior walls

  • Possible moisture intrusion or damp building materials

  • Unusual heating or cooling patterns

  • Overheating electrical components

  • Radiant heating performance

  • Areas that warrant additional visual examination or moisture testing

What Thermal Imaging Cannot Do

A thermal camera measures surface-temperature differences; it does not see through walls. A temperature pattern alone cannot confirm moisture, mold, missing insulation, an electrical defect, or the exact cause of an abnormal condition.

Results may also be affected by weather, sunlight, indoor-to-outdoor temperature differences, HVAC operation, and building materials. Thermal findings are therefore evaluated alongside visual observations and, when appropriate, other tools such as a moisture meter.

Thermal Imaging During a Home Inspection

Thermal imaging is used as a supplemental inspection method when conditions allow and when it may provide useful additional information. It does not replace the visual inspection or guarantee that every concealed concern will be detected, but it can help direct closer examination of suspicious areas.
