What You Receive After the Inspection
After the inspection, you will receive a detailed digital report with photographs and clear explanations of the conditions observed. Findings are organized so you can easily identify significant concerns, safety issues, recommended repairs, and routine maintenance items.
Ross will explain important findings and answer your questions so you can better understand the property and make an informed decision. The report can also help you discuss inspection concerns with your real estate professional or appropriate qualified contractors.

Buyer Home Inspections:
A buyer’s inspection provides an independent evaluation of the home’s visible condition before the purchase is completed. The findings can help you understand significant concerns, safety issues, maintenance needs, and areas that may require further evaluation.
Pre-Listing Inspections:
A pre-listing inspection helps sellers identify potential concerns before placing a home on the market. Addressing or disclosing known issues in advance can reduce surprises and help the transaction proceed more smoothly.
Home Maintenance Inspections:
A maintenance inspection helps current homeowners better understand the condition of their property and identify developing concerns before they become larger, more expensive problems.
Thermal Imaging
When conditions allow, thermal imaging may be used during the inspection to identify temperature differences associated with missing insulation, air leakage, moisture intrusion, overheating electrical components, or HVAC concerns. It does not see through walls, but it can help identify areas that warrant closer evaluation.
Drone Inspection Services
As an FAA Part 107-certified drone pilot, Ross can use aerial imagery to help evaluate roofs, chimneys, exterior components, elevated areas, large properties, and locations that may be difficult or unsafe to access from the ground. Drone use depends on weather, airspace, and site conditions.

Mold Testing and Assessments
Mold assessments and testing are available as an add-on to a home inspection or as a standalone service. When appropriate, indoor air or surface samples are collected and submitted to an independent laboratory for analysis.
